Boundary Disputes
Akin to Party Wall matters, we often undertake assignments, mainly for solicitors, relating to Boundary Disputes. We undertake a measured and fully photographed site survey, review drawings and title deeds and any Party Wall Award and prepare a report detailing our findings and making recommendations as to an amicable solution. Our reports often form the basis of legal cases and carry a great deal of weight enabling judges to adjudicate fair and amicable decisions.  

Build Over Notices
If you are proposing to build over or in close proximity to a public sewer, you will need to submit a “Build Over Notice” to your Local Water Authority. The Notice must be accompanied with drawings of your proposal in relation to public sewer that comply with Water Authority regulations.

We will review the drawings of your proposal, undertake a site survey, obtain and review the Authority’s “Asset Plan” and work with your architect and/or structural engineer to design a solution which fulfils your proposal while complying with the Local Water Authority’s regulations.

Fire Risk Assessments
Freeholders and Managing Agents are responsible for ensuring that Fire Risk Assessments are carried out at properties they own and manage. This is especially important in the light of Grenfell Tower. Unlike Gas Safety Tests and Periodic Electrical Inspections, the frequency that Fire Risk Assessments are carried out is somewhat vague. Our Fire Risk Assessors undertake a thorough property inspections and advise on the associated risks associated with the building and tenancies and recommend any remedial works necessary and when the next assessment should be carried out. This approach ensures that the legal obligations of Freeholders and Managing Agents are met and demonstrates that they have fulfilled their due diligence.
